For the latest information on what has been happening in the property market, we caught up with two of August’s experts in the real estate industry. Putting Italy and Spain in the spotlight, this is what has been keeping our acquisition managers busy in October. It’s no wonder we set the real estate trends…

Real Estate In Italy, October 2024

Buying a vacation home in Italy is a hot trend that is here to stay. Tuscany will be in everyone’s eyeline in 2025, but in October, much of the focus has been on Rome too, in the Lazio region. Antonio de Tommaso is August's Real Estate Acquisition manager for Italy and the UK and shares an update for both areas.

Rome

Italy's capital is already home to two beautiful Pied À Terre apartments: the first has been restored to modern allure and the second is currently in the final throws of renovation, primed for an open home event, taking place October 25th. This is just the beginning of an energetic future in real estate here: “Because of the Jubilee next year, the market is very competitive,” says Antonio. "In Rome, it is really exciting to be searching for the next Pied À Terre apartments and the very first Grand Pied À Terre apartment."

Monti is the city’s most historic district and an address here keeps Homeowners a stone’s throw away from the neighbourhood’s best local restaurants plus, within easy reach of the city’s iconic heritage sites.

“As we are searching for such unique properties that reflect the regions and  make perfect canvases for the individual Collections, it is not always so easy to find a match for our criteria, but we always deliver,” adds Antonio.

Tuscany

With endless areas of beauty, heritage sites and culinary delights to unveil, there are many advantages to holidaying in Tuscany, hence why it is part of August Collections. Finding the properties to work with here, in the best towns, can be a lengthy process: “Tuscany is probably the slowest market in Italy," notes Antonio. "We have some options for Premium and Prime, but it is more difficult to find Signature properties that match our criteria.”

You might have spotted our recently renovated  farmhouse, that is a true gem in the rolling hills of Buggiano, or our lovingly restored stone farmhouse in Lucca; both  Signature homes  echo the region beautifully and the design team does an incredible job with the properties we acquire. “We choose the best farmhouses and it is difficult to find them."

Real Estate In Mainland Spain and Mallorca, October 2024

With Head of Acquisitions, Rafael Baiao, keeping an eagle eye out for the next August properties in Spain, here are his remarks on the finest neighbourhoods and buying trends.

Barcelona

‍

Bustling with incredible architecture, art and culture, the Catalan capital is unsurprisingly always high in demand for property investment. August focuses on some truly iconic neighbourhoods. “As Barcelona continues to evolve as a vibrant hub of culture and innovation, the real estate market has become increasingly competitive,” says Rafael. “Especially in L'Eixample, where we focus on properties that not only reflect the architectural grandeur of the area but also offer the ideal foundation for its bespoke style."

Eixample is known for its unique grid layout and iconic modernist architecture, it is filled with exciting places to eat and well-connected to the rest of the city and to Barcelona's iconic landmarks, including the Sagrada Familia and Casa Batlló. Residential apartment prices in the Eixample neighbourhood have increased by 7.15% - its peak average price in the past two years - from September 2023 and September 2024 according to Spanish real estate website indomio.es; it is clearly an active and growing market.

Mallorca

The islands have surged in popularity in recent years, even moreso than mainland spain with a 9%+ increase reported in May of this year by idealista, from an April 2024 index. At August, the team has been staying one step ahead to snap up the best properties for Homeowners: “Finding the perfect Mallorca home that combines charm, privacy and a connection to the island's unique character is essential,” continues Rafael. “In Pollenca and Santanyi, two of the island's most sought-after regions, we're looking for those unique, hidden gems that offer the quintessential Mediterranean lifestyle."
